When assigned SomeraRoad had just purchased the complex and was prepared to invest significant capital into the project. SomeraRoad entrusted our team with their new investment and tasked them with filling the vacant retail space. Although the pandemic hit soon after, the team was able to secure many new tenants such as Pins Mechanical, COhatch, Jeni’s, Commonplace Coffee, and Kura Sushi. SSW has become one of the most sought after developments in the fringe of Pittsburgh for office, retail, and entertainment. It is THE destination for live, work, play.

Project Overview
The North Shore became an entertainment destination with the placement of two of the major league stadiums. The eventual development surrounding them includes office, hotels, entertainment venues, casino, museums, and countless restaurants and bars fill the streets. And development is ongoing. The team was been charged with leasing the retail space on a majority of the street-level retail along North Shore Drive. Within the past few years, the team has filled four of the vacant spaces with unique and exciting tenants.

In 1877, Kaufmann’s flagship store opened at 400 Smithfield Street. Kaufmann’s was the most prominent department store in Pittsburgh for many years. The “Big Store” was sold after Kaufmann’s/Macy’s closed in 2016. Developers and investors jumped at the chance to execute their new vision for the property; the winning plans included 311 apartments, a 160-room hotel, and retail. After some hurdles with the original developer, the current owners – Lubert-Adler – took on the project and accomplished getting the project across the finish line.
By 2019, Lubert-Adler was ready for tenants to occupy the street-level retail spaces. Team Herky was awarded the listing. The team recognized this was the prize retail location in Downtown Pittsburgh. John Jackson knew that this was going to have to be a transformative tenant to take the space under the Kaufmann’s Clock.
After many meetings with city officials, the landlord representatives, and real estate professionals, Target signed a lease to occupy 23,000 sq. ft. Besides restaurants, banks, convenience stores, and a few smaller local retailers, Pittsburgh had not seen a soft goods retailer in many years. The placement of Target prompted other retailers to follow suit. Soon after, the team was able to lure Burlington to take second-floor retail space, and Five Below would round out the storefronts along Smithfield Street. The team’s work helped to breath new life into downtown Pittsburgh and tenacity has spurred further development and energy where the central core of our region sits. Today, only one space remains available along Forbes Avenue at Kaufmann’s Grand of Fifth.
In 2021, our team won the assignment to represent Raising Cane’s entrance into the Western Pennsylvania market. We have secured 4 new locations with three more in development. Raising Cane’s continues to search the market for additional expansion.

Express Wash Concepts joined the car wash wars in Western Pennsylvania in 2020. EWC entrusted the team in identifying sites for their expansion through Western PA. In the past three years, our team has assisted EWC with securing 12 sites with an additional 8 more in development. EWC continues their search for additional sites in our area.
Co-working space has become highly sought-after over the past few years, more so recently due to a more flexible working environment. COhatch broke into the Pittsburgh market with the help of our team in 2022 with its first location in Western PA at The Waterfront. They soon expanded into Shadyside and South Side. They continue their search for additional spaces in Pittsburgh with the help of our team.

Darden Restaurant Concepts (Olive Garden, LongHorn, Yard House, Ruth’s Chris, The Capital Grille, Seasons 52, Eddie V’s, Bahama Breeze, and Cheddar’s) is well known in the Western Pennsylvania area. Darden commissioned the team to expand their brand.
